The Structural Problem

Bay Window

The substantial masonry cornice above the bay window was cracked and showed signs of distortion. Gaps had opened up in the window cill causing cracks in the brickwork below. The brickwork bay window arch was also cracking and dropping.

Like many properties that AWT surveys, there were signs of previous failed repairs.

Inspection of the junction between the bay window brickwork and the main elevation revealed cracking and signs of movement. Previous attempts to repair the structural issues using traditional building methods had failed, and the cracks had spread.

First Floor Windows

The beautiful group of 3 windows is a key feature of the Georgian facade. The significant dropping of the brickwork columns and the semi-circle brickwork arch had left a gap between the brickwork arch and corbeled brickwork above the arch. Without suitable structural repairs, the brick arch could collapse, damaging the period brick and the ornate stone corbel at the top of the arch.

The 2 smaller windows also showed signs of distortion. The brickwork above the windows was cracking and dropping. Inside the property, the plaster around the windows was cracking.

Structural Defects

The timber bressummer support beam over the bay window was overstressed (as are most period beams) and affected by creep, allowing the supported masonry to drop. The masonry required realignment and reinforcement. It also needed reconnecting to the main structure to prevent further movement.

Timber Bay Window Beam Replacement

Realignment, Reinforcement & Bressumer Beam Replacement

This period property in Lambeth, SW London was undergoing a complete refurbishment. The structural defect affecting the wooden front bay window beam was endangering the entire facade of the property. Without suitable structural repairs the front of the property would collapse.

AWT were chosen to complete the structural repairs because their specialist techniques allow them to replace bay window beams, realign masonry and reinforce structural integrity without slow, costly rebuilding work. AWT were able to preserve the beautiful period features of the property and provide a long term structural repair.

The Structural Problem

Like many Edwardian/Victorian period properties, this South-West London property had been built with a timber Bressumer beam supporting the masonry above the bay window. This wooden beam had decayed leaving the upper storey brickwork without adequate support and on the verge of collapse.

The unsupported weight of the first floor brickwork was damaging the mouldings around the bay window, causing it to crack and lean away from the main elevation. The 2 first floor windows were sagging in a characteristic V shape.

Some of the symptoms of the Bressumer beam failure seen in this property:

  • Significant visible distortion of the supporting bressummer beam of the front bay window
  • Dropping brickwork and windows above the bay window
  • Bowing of the main roof
  • Signs of distorting outward movement from the head of the single-storey bay window
  • Cracked masonry and some cracking to the brickwork
  • Cracking and missing section to the masonry cill, partly due to rusting mild steel within the cill

This type of horizontal wooden beam is known by a number of different names including:

  • Timber lintel
  • Bressumer, Bressummer or Breastsummer beam
  • Summer Beam
  • Various other spellings including Sommer, Somer, Sommier and Somier

This type of substantial wooden lintel is often found in period properties over bay windows. Old Edwardian/Victorian timber Bressumer lintels over bay windows are generally over-stressed compared to modern-day standards. They are often found to have moved out of position. Further problems with timber lintels include rot, damp, pest infestations etc. This can render the lintel ineffective, deflecting the brickwork above, as well as the floor and the ceiling. Another common cause of Bressumer beam problems is movement within the building’s structure which leaves the beam lacking adequate support.

The Structural Repair Solution

AWT identified the root cause of the structural issues to be the failure of the timber Bressumer beam in the bay window and inadequate restraint of the bay window masonry. Even without the issue of the beam decaying, the original beam was not strong enough.

The structural repair works required the replacement of the wooden bay window support beam, realignment and strengthening of the brickwork and the addition of lateral restraints to tie the bay window to the main elevation.

The structural repair works included:

  • Installation of temporary bay window supports & bracing
  • Use of AWT-designed realigning equipment to lift the brickwork back in line
  • Removal of old, decayed Bressumer beam
  • Replacement of the timber Bressumer beam with a suitable metal beam
  • Introduction of Bed Joint Reinforcement – Beaming to reinforce the brickwork
  • Installation of lateral restraints
  • Diamond drilling and injection of grouted ties to reinstate uniformity
  • Window cill and brickwork repairs

AWT’s repair works were achieved without leaving any visible fixings. The interior finishes were left ready for the renovation work and decorating to be completed. The exterior ornate bay window mouldings and cill were left ready for painting.

Failing 1960s/70s Brick Lintels

Repairs to 1960s/70s Brick Lintels – Diagonal Cracks & Dropping Brickwork

This semi-detached home near Maidstone in Kent was built in the 1960s or 1970s. The property is a cavity wall construction with no visible external lintels above the doors or windows.

In common with many properties built in the 60s and 70s, it suffered from brickwork issues above the doors and windows. It showed signs of previous, unsuccessful attempts to repair the brickwork by traditional building methods. Structural repairs were required to avoid the failure of the lintels and the collapse of the unsupported brickwork above the lintels.

There are many housing estates across the South East, including many former council house estates, that are built in the same way. AWT has helped homeowners and housing associations find a cost-effective solution to brick-lintel defects.

The Structural Problem

The AWT survey found dropping and cracking to the external brickwork that forms the supporting lintel above the window openings and supported brickwork above, which if not treated would result in their failure.

As can be seen in the photos below, previous attempts had been made to repair the cracks. Traditional building methods had only provided a temporary, cosmetic repair. Cracks could be clearly seen running through the areas that had been repointed.

Inside the property, cracks had opened up in the plaster around the windows.

The brick lintels had been deteriorating over a long period. The failure of the existing window and door lintels was causing the brickwork above the lintels to drop and crack due to a lack of support.

As well as causing cracks and gaps in the brickwork, the pressure of the unsupported masonry will warp doors and windows making them difficult to open and close. Without appropriate structural repairs, the outer skin of the brickwork would collapse.

The Structural Solution

The remedial works were designed to restore the masonry to the correct alignment and add tensile strength by installing state-of-the-art fixings within the brickwork. The formation of continuous beams within the existing masonry redistributes the upper-storey loads and restrains diagonal cracking and bulging tendencies.

AWT’s specialist precision drilling equipment allowed the fixings to be installed from the exterior of the property with minimal disturbance to the residents.

Victorian Bay Window & Balcony: Structural Repairs & Restoration

This beautiful example of ornate Victorian architecture in Thanet was at risk of imminent collapse due to severe structural issues. The property had visible significant movement including bowing, cracking, dropping of brickwork arches and bowing columns of the front bay window and to the front elevation.

Several companies had surveyed the problems but none offered any solutions. Previous repairs to the property had tackled the symptoms of the structural defect but had failed to cure the root cause of the problem.

It took just 2 weeks of work for AWT to complete a cost-effective, long-term structural repair. Compared to rebuilding work, the disruption to the residents was minimal.

The Structural Problem

The structural issues with this period property in Thanet, Kent were clearly visible. Wide gaps had opened up between the masonry and the window frames. The structural defect had caused damage from the ground floor bay window columns up to the decorative brickwork panels below the eaves. This entire section of the property was in severe danger of collapse.

AWT’s inspection of the front bay window found significant distorting movement to the front ground floor causing:

  •  outward movement
  • dropping and cracking of the brickwork arches and stone quoins
  • significant outward bowing of brickwork columns beyond the tipping point

 

First Floor Masonry Issues

Inspection of the front elevational brickwork found signs of distorting movement of the ground floor supporting bressummer beam (over the bay window) causing:

  • dropping of the supported main elevational brickwork
  • dropping brickwork pier stone quoins
  • dropping window arches above the bay window
  • inward sloping and cracking of the brickwork above the bay window

As part of previous attempts to halt the movement of the masonry, the bressummer beam over the bay window had been replaced by an old-style RSJ.

Bay & Portico Balcony Issues

The owners also wanted to deal with some aesthetic problems with the bay and portico balcony balustrade’s decorative wrought iron panels and stone top rails. All the panels required refurbishment. The bay window’s stone top rail had been replaced with an unattractive concrete capping. The portico stone top rails were mainly missing. New stones, in keeping with the period features, were needed to complete the restoration.

The Structural Solution

AWT recommended realigning and reinforcing remediation work to the existing brickwork including:

  • brickwork realignment
  • bed joint reinforcement
  • brickwork arch repair
  • diamond drilled grouted anchors
  • lateral restraints
  • grout tie injection
  • stonework & brickwork repairs
  • addition of fabricated steel spines to the columns
  • addition of an internal restraint post to the first floor

This multi-faceted approach reinstates uniformity and provides restraint to the masonry.

AWT also carefully removed the balcony balustrade panels for refurbishment. The lugs were replaced with stainless steel before the panels were grit blasted, powder-coated black and refitted. The brickwork corner piers were rebuilt. Finally, AWT had replacement capping stones cast in a limestone material with stainless steel reinforcing and bedded them in position.

Fast, Cost-effective, Minimal Disruption, Long Term Structural Repairs

Tackling such serious structural issues using traditional building techniques would have required reconstruction and rebuilding of the front of the property. Rebuilding would have been expensive, slow and highly disruptive to the homeowners. Damage to the original bricks and ornate stonework would be inevitable.

In just 2 weeks, AWT’s long-term repairs were completed without major rebuilding work or visible fixings to mar the internal or external period features.

The AWT survey team rapidly diagnosed a failing bressumer beam. Bressumer beams are also known as bressummer beams, breastsummer beams, summer beams, timber lintels or wooden beams.

These large timber beams span openings, such as bay windows, and support the masonry above. They are often found in period bay windows and shop windows.

Failure of a Bressumer beam, due to deterioration of the wood or movement within the structure, can have serious knock-on effects on the building’s structural integrity.

Period timber Bressumer beams over bay windows are often over stressed by modern day standards. The load from the structure above causes the beam to creep or deform and causes significant deflection from the beam’s correct position.  This, together with further deterioration of the timber due to rot, damp, pest infestations etc can cause the beam to fail, deflecting the brickwork, floor and ceiling above.

This was a serious structural defect significant and if it was not addressed it would result in the ultimate failure and collapse of the structure.

The Structural Repair Solution

AWT were called in to find an alternative to slow, expensive and disruptive rebuilding works. AWT have spent many years developing equipment and methods that allow structural repairs to be carried out that treat the root causes of the problem without demolition and rebuilding. This 1950s / 1960s home in Erith, Kent has brick support lintels above the doors and windows made up of upright bricks known as soldier brickwork courses. The Structural Problem

The brickwork above the doors and windows of this semi detached home near Dartford, Kent was supported by lintels comprised of upright, soldier bricks. Deep cracks had formed around the soldier brick lintels, the soldier bricks were also dropping. This was leaving the brickwork above unsupported, putting pressure on the UPVC windows and doors.

The Structural Repair Solution

The structural inadequacy of the straight arch lintels was repaired by reinforcing the masonry above and forming a composite beam within the external brickwork. The formation of deep masonry beams within the existing masonry supports the masonry and maintains the integrity to the brickwork.

The 3 techniques used by AWT were:

This reinstated the uniformity of the brickwork while at the same time providing restraint, preventing the brickwork from dropping and cracking.

The AWT team put temporary supports in place before using their specialist realignment equipment to move the dropping lintel back into line with the adjacent brickwork. Then rows of twin 8mm stainless steel corded joint reinforcement fixings were installed within the masonry forming a deep masonry beam. Grouted helical stainless steel pins were also installed to reattach the soldier course forming the lintel to the brickwork above and resin ties fixed to the inner skin within the beam area.

Cracked or disturbed areas of pointing were made good with colour matched mortar. The precision drilling techniques used by AWT results in the minimal disturbance of the mortar in the brickwork.

Bulging & Cracking Brickwork Across Front of Victorian Semi Detached Houses

These 2 Victorian semi detached houses in Egham, Surrey had a significant bulge in the brickwork above the first floor windows. There was also a failing brick arch lintel and cracking to the brickwork. Without swift action the masonry would collapse.

AWT were called in to repair the defects and allow the homeowners to avoid slow, expensive and disruptive rebuilding work. Equipment designed by AWT was used to realign the brickwork, stabilise and reinforce the masonry and then install new wall ties and lateral restraints.

The Structural Problem

The AWT survey team visited the property in Surrey, TW20 to identify the root cause of the visible bulging of the masonry at the front of the property. The AWT survey team quickly identified that this Victorian semi was built using cavity wall construction and that failing cavity wall ties were likely a root cause of the problem.

A limited inspection of the wall ties was undertaken by drilling 12mm holes in the outer leaf of brickwork to view within the cavity via an endoscope. This confirmed the diagnosis of failing wall ties, as can be seen from the photos taken with the endoscope, as the corrosion of the metal was clearly visible. The mild steel ties were all in a similarly heavily corroded condition and showing signs of de-laminating.

Horizontal cracking, lifting and opening up of joints was noted at irregular intervals on the front elevation. Metal ties were located behind the cracks, with an electronic wall tie locator.

Corrosion of the embedded mild steel wall ties was causing them to expand to many times their original size. This was damaging the outer leaf of brickwork, splitting the bed joints and causing either lifting or bowing of the walls and damage to internal finishes. This left the wall vulnerable to vertical and wind loads, especially such a large gable wall.

Without structural repairs the wall would continue to bow further and eventually collapse. Traditional building methods would have required the partial deconstruction and rebuilding of the front of the properties.

This Grade II listed building in Thanet, Kent, was built in the 1840’s. The owners of this period property were facing the prospect of demolition and rebuilding of the facade of the property due to serious structural defects. Previous repairs using standard building techniques had failed to solve the structural problems. The property is currently in use as a nursery school. The business would have been forced to close for several months during traditional building works. AWT were able to repair the severe structural problems in a couple of weeks and preserve the period features without disrupting the running of the business.

The Structural Problem

The structural issues with this Victorian, Grade 2 listed property in Ramsgate, Kent were becoming hazardous due to the risk of falling masonry. Traditional building methods would have required several months of expensive and messy deconstruction and rebuilding work. The business would have been forced to close during the building works and the subsequent re-plastering and redecoration.

The front of the building had clearly visible bulging and cracking to the head of all the first floor windows. There were also cracks in the brickwork and stucco works each side and to the underside soffit of the window opening heads. There were clear signs of previous attempts at repairs that had failed to get to the root cause of the problems.

As shown in the photo below, the mild steel embedded within the masonry had corroded and the rust caused it to expand to several times the thickness of the original metal. The heavily corroded wrought iron arch bars were lifting and cracking the brickwork and the decorative stucco around the windows. The stucco stringer course frieze and cornice of the parapet wall was also cracking and distorting. Previous attempts at repairs had provided a temporary, cosmetic repair but had failed to solve the underlying structural defects.

The continued expansive corrosion of the wrought iron arch bars would, without remedial works, lead to the failure of the masonry and the risk of detached masonry falling from the building. Urgent structural repairs were required.

The Structural Repair Solution

The team then reconnected and reinforced the brickwork above the windows and the parapet wall. They also repaired the cracked decorative stucco.

This end of terrace home in Walthamstow, East London had 2 structural issues. The stone entrance arch had significant cracking to the brickwork above and cracking in the internal walls. The ornate bay window was dropping and leaning outwards plus the stonework was cracking and spalling.

The Structural Problem

The period decorative features on this home in London, E17, were showing their age due to structural issues causing cracked brickwork and stonework. The structural movement had exacerbated the deterioration of the paintwork leaving the beautiful, ornate stonework looking shabby.

There was significant cracking above the stone entrance arch in both the external brickwork and the internal walls.
