Almost all such buildings constructed since 1950/55 have been built using external cavity brickwork. This brickwork usually performs quite satisfactorily, if properly constructed and maintained, but can suffer from a range of defects over time. Cracking, bowing, failure over window openings, brick slip failure, dampness and spalling brick faces are the most common problems experienced.
These defects can be attributable to a range of causes, the most common being thermal/moisture (hygrothermal) movement, foundation subsidence, loading changes, inadequate restraint, cavity deficiencies and general “wear and tear” over the years.
Step one is a visual inspection by our surveyors, which we will arrange as promptly as possible because we know you’ll want answers quickly. Where appropriate an intrusive inspection will follow to seek out the cause of the problems identified on the building’s exterior enabling remediation proposals to be prepared.
A clear and simple report will then be prepared to detail any defects discovered and offer recommendations for remedial works.
